How much do I need for a down payment?

Usually less than people expect. Conventional loans often start around 5 percent down, FHA can go as low as 3.5 percent if your credit qualifies, and a lot of the rural areas around East Idaho are eligible for USDA loans with zero down. The right number depends on your situation, so the first real step is a quick conversation with a lender.

Yes, and it helps to do it early. Pre-approval tells you the price range that actually fits your budget, and it makes your offer much stronger when you find the right home. When things are competitive, sellers take pre-approved buyers more seriously.

Is it a buyer’s or seller’s market right now?

It shifts, and it can look different from one county or price range to the next. Rather than guess, I pull the current numbers for the exact area you are looking at and walk you through what they mean for your move.

What is a contingency, and should I waive one to win?

Contingencies are the safety nets in your offer, like the inspection and appraisal. Waiving them can help you stand out, but it also means taking on real risk. There are moments it makes sense, but it is a call to make on purpose, with a clear read on the situation.

I want to build or buy new construction. What should I watch for?

This is where my construction background really helps. Before you sign with a builder, check their licensing and insurance, read the contract like it will be tested, and get the warranty and the change-order process in writing. A builder who is confident in their work will not blink at any of that.

How long does buying a home usually take?

Once you are under contract, closing usually runs about 30 to 45 days. Finding the right home varies more, but being pre-approved and clear on what you want speeds the whole thing up.

How do you decide what my home is worth?

I look at what comparable homes have actually sold for nearby, the real condition and features of your home, and what the market is doing right now. Pricing it right the first time usually nets you more than starting high and chasing the market back down.
